9 Buyer Traps and how to avoid them!

1. Bidding Blind…
If you fail to research the market in order to understand what comparable homes are selling for, making your offer would be like bidding blind.

2. Buying the wrong home
More than one buyer has found themselves
A) Swept up in emotion and excitement and found they bought a house either too big or too small.
B) Commute is longer then they thought
C) House needs too many fix ups.
Take time up front to clearly define your wants and needs.

3. Unclear title
1. Be sure there are no tax liens, all co’s are in order
2. No easement problems.

4. In accurate survey…
Ask for updated surveys showing boundaries

5. Undisclosed Fix ups-
Hire an independent inspector

6 .Get pre approval. When you have a pre approval you can shop for
your home with greater sense of freedom and security.

7. Be sure all your request of purchase of a property are in writing.

8. Hidden costs
Make sure you identify and uncover all costs – large and small – for
enough ahead of time.

9.When closing: take your time not to rush during this critical part of the process and insist on seeing all paperwork the day before you sign. Make sure this documentation perfectly reflects your understanding of the transaction, nothing has be added or subtracted.
