Certificate Of Occupancy!

Thinking of Selling Your Home?
Now or next year? If so, its time to get your home in order! Many homeowners are preparing for retirement in the next few years and will be selling their homes no matter what the market prices are going to offer. To begin the process of preparing your home for the market and potential buys, they are going to the the local town hall building department and pulling up the records on their homes ensuring all "CO's" (Certificates of Occupancy) are in order. Yes- it is better to be safe than sorry! A CO is a document issued by the local building department for work done to your home confirming it meets the proper codes. Waiting to verify this information until your home is in contract can be very troublesome; variances may be required and your sale will be postponed if not in jeopardy and you could lose a great buyer for your home. Sometimes sales are held up for months because proper documents are not in order. If your not willing to do the ground work yourself one needs to call an Expediter such as Lou Lanna (516-783-4005)who does the work for you and charges a small fee. Real estate sales are going to be active for the rest of this year and 2010/2011. All indicators show that prices will continue to go down for quite a while; so remember to update the condition of your home, price it right and confirm all your C.O's. Need help sorting it all out?
